A sprinkler leak in Grapevine shows up as a stripe of mud, a foundation bed that never dries, or a meter that moves while the controller is idle. Clay holds that water on top. Near the lake, the same break can disappear into sand and only give you a soft step in the lawn.
Find it, then dig
We isolate the zone. If the leak runs with the system off, it is on the constant-pressure side: the main from the backflow to the valves. If it only runs when one station is on, it is a lateral. That difference decides whether we open a short hole or a longer run.
Repairs use pipe and fittings matched to what is in the ground. A slipped coupling on a lateral is a small hole. A split main under a driveway is not, and we stop and price that before the concrete conversation starts. Tree roots along older Grapevine live oaks are a frequent reason a lateral fails in the same place twice. We look at the root before we glue the same fitting back in.
After the soil is closed
The zone is run. We check that the repair holds and that heads downstream came back to pressure. A leak that starved the last two heads will look like a head problem until the pipe is fixed.
